Longview ISD trustees approved the sale of surplus land near Judson STEAM Academy and continued negotiations on a separate $1.55 million property deal, moves district officials say reflect a focus on both immediate value and long-term planning.

The board approved the sale of approximately two acres near Judson STEAM Academy to Gregg County for $90,000 after determining the land was no longer needed for school use.

As part of the agreement, Gregg County will also construct a new parking lot behind the campus, providing a direct operational benefit to the school.

“This is a straightforward example of turning a surplus asset into direct value,” said Dr. Wayne Guidry, chief financial officer. “The district receives $90,000, the county gets the property it approached us about, and Judson gains a parking improvement that supports campus operations.”

Trustees also reviewed ongoing negotiations for the district-owned property at 500 McGrill Road. CHRISTUS Health has submitted a letter of intent to purchase the property for $1.55 million, matching the district’s asking price.

The proposed agreement includes a 30-day inspection period, a 30-day closing timeline, buyer-paid survey costs, a leaseback of the technology building for $2,333 per month, and a 3% Realtor fee for both buyer and seller.

Two items remain under discussion: the final possession date after May 29, 2026, and parking availability.

“This one has taken a little more back-and-forth, but the fundamentals remain strong,” Dr. Guidry said.

Trustees also approved a new demographic planning contract to guide future decisions related to enrollment, facilities and growth.
